&lt;p&gt;&lt;span&gt;I truly love this area of Nova Scotia. I call it "The Gateway to the South Shore" A gateway to maritime heritage and the roadway to coastal living. But there is more than just seaside shanties and lobster fishermen in this beautiful little spot. The Aspotogan Peninsula, is home to some world class cycling, ocean faring adventure, hiking trails, unrivalled beaches and locally sourced, culinary delights. It is also, my home.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;I moved to the Hubbards area permanently with my family in the spring of 2022. It was a dream for my family and I to make this move at some point. Before then, we had been spending our summers on Fox Point Lake since we arrived back home in 2012. It is also where my partner spent her childhood summers. She used to talk about and share stories of her childhood in Hubbards and on Fox Point Lake all the time before we made the move. She would say, "I can&amp;rsquo;t wait for you to see and experience the lake!" When I first visited upon our arrival back home, it did not disappoint and I instantly understood why she loved it so much.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;When the opportunity came to make the move, we jumped at it. We sold our house in the city and bought our dream on the lake.&amp;nbsp;&lt;/span&gt;Since that fateful day back in the winter of 2022, we have never looked back. I know, I&amp;rsquo;ve shared this story before but it is only to reiterate how it was all worth it. Hubbards was worth it; IS worth it.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;Nestled at the top east corner of the picturesque Aspotogan Peninsula in Nova Scotia, Hubbards has seen many changes over the decades (centuries?) including but not limited to fishing, lobstering and logging. Nova Scotia&amp;rsquo;s last great dance hall. Hubbards is an idyllic destination and a fantastic place to explore, reside and create unforgettable memories.&lt;/span&gt;&lt;/p&gt;

The caf&amp;eacute; also offers a cozy atmosphere where you can savor a cup of locally roasted coffee.&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Hubbards Sailing Club&lt;/em&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The&amp;nbsp;&lt;a href="https://www.hubbardssailingclub.ca/contact-us"&gt;Hubbards Sailing Club&lt;/a&gt;&amp;nbsp;located just off the 329 as you come down from Hubbards, is an amazing, not-for-profit organization that has become a pillar in the community. Kids from all over attend sailing classes here every summer. Kids on summer break, local residents and visiting friends! Sailing programs are usually taught by students of the sailing program themselves. My kids have been experiencing sailing ever since we moved here and they love it. I keep telling them, "This is something that, as you get older an meet more people, most of your friends will have never experienced! So take advantage. Side note, they were racing boats on their own by the end of the first week.&lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Aspotogan Ridge Golf Course&lt;/em&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The&amp;nbsp;&lt;a href="https://aspotoganridge.com/golf/"&gt;Aspotogan Ridge Golf Course&lt;/a&gt;&amp;nbsp;is a beautiful, nine-hole executive golf course with luscious greens and rolling hills. Located just off of Hwy 329 a few short minutes from the centre of town. The Apsotogan Ridge Golf course is a great opportunity to spend a couple of hours outside taking in the sights and sounds of nature while whacking away at your little ball.&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Black Harbour Distillers&lt;/em&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;For those who appreciate fine spirits, a visit to&amp;nbsp;&lt;a href="https://bhdistillers.ca/"&gt;Black Harbour Distillers&lt;/a&gt;&amp;nbsp;is a must. Specializing in small-batch, handcrafted spirits made with locally sourced ingredients. Sample their premium spirits, including their many flavoured vodkas such as Strawberry Shortcake, Moon Mist, Toasted Marshmallow and Blueberry. Fancy gin? They have you covered with their 329 Gin and let us not forget about the rum! Their 902 rum is the perfect "day-rum" as coined by a dear close friend. The distillery also offers a charming tasting room and an expansive, sunny patio where you can relax and enjoy the unique flavors of their creations. Visit Black Harbour Distillers when you are in town and take in some of the live music you can often find there on a sunny and warm weekend.&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;The Savary Plate and The Savary Pit&lt;/em&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The&amp;nbsp;&lt;a href="https://www.facebook.com/SavaryPlate/"&gt;Savary Plate&lt;/a&gt;&amp;nbsp;is located in the old Hubbards mall, and they serve some of the most delicious breakfast I have ever had and their gourmet, home made chocolate chip cookies are the size of dinner plates and taste like melted gold, sprinkled with ferry dust. To. Die. For. And the Savary Pit, on-site at Black Harbour Distillers, offers up fresh takes on old BBQ classics! The Savary Plate has been a pillar in the community always hiring and working with its youth.&lt;span&gt;&amp;nbsp;&amp;nbsp;&lt;/span&gt;They are also one of the few eatery&amp;rsquo;s to remain open during the winter months so if you ever find yourself in Hubbards during the cold winter months, order up one of their famous Dill Pickle pizzas and cozy up by the fire!&lt;/span&gt;&amp;nbsp;&lt;/p&gt;

It offers a thrilling and challenging experience, showcasing the natural beauty of the area and providing an unforgettable adventure. The trail ranges in difficulty from Easy &amp;ndash; Moderate &amp;ndash; Difficult. &lt;p&gt;&lt;span&gt;Bayswater is located right at the most southern tip of the Aspotogan Peninsula. It is an expansive sandy beach offering breathtaking views of Mahone Bay. Bayswater Beach is known for its soft white sand, gentle waves. The water is a little bit cooler as it is exposed to open North Atlantic but it is shallow and a hot day, it&amp;rsquo;s a great place to cool off. Bayswater is sometimes overlooked because of it&amp;rsquo;s location and so tends to be a little less busy then Queensland. The beach is perfect for picnicking, beach volleyball, or simply relaxing while enjoying the panoramic vistas of the bay.&lt;/span&gt;&amp;nbsp;&lt;/p&gt;

It is important to note that a "Right of Way" is a type of easement. All "Right of Ways" are easements but not all easements are "Right of Ways"&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;h5&gt;&lt;span&gt;What is a Right of Way?&lt;/span&gt;&lt;/h5&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;So, what is a Right of Way? A "Right of Way" allows someone to cross or travel over a parcel of land that is not owned by them to access another property. For example, I own a house that is next to a lake but with no direct water frontage. However I can still access the lake over my neighbour's property with the use of a Right of Way over their land to access the lake. Another very common example of a "Right of Way":&amp;nbsp;&lt;span&gt;if a landlocked property does not have direct access to a public road, the owner of that property may have a right of way over a neighboring property to reach the road.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Rights of way can be established in various ways. They may be created through a written agreement between the parties involved, such as a contract or a deed. Sometimes, they are designated by law to ensure essential access or public use. The specific terms and conditions of a right of way, including its purpose, limitations, and any necessary maintenance responsibilities, are typically defined in a legal document or agreement. What's important to remember here is that details matter in your defined use and if you have been approached or want to approach a property owner about a "Right of Way" it is always advisable that you speak with your lawyer and have them review before anything is agreed upon.&amp;nbsp;&amp;nbsp;The creation, modification, or termination of easements and rights of will involve various legal requirements and procedures.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

Remember, the Grantor owns the land in which the easement resides therefore,&amp;nbsp;&lt;span&gt;the easement is typically for a specific purpose and does not include ownership or possessory powers.&lt;/span&gt;&lt;/p&gt;
