In real estate, the spring market starts now. The decisions being made right now across the Halifax Regional Municipality (HRM) are shaping what Spring and Summer 2026 will look like.

Let’s break down what the data is actually telling us.

📊 Halifax Inventory: 1.9 Months of Supply

The single most important metric in the HRM housing market right now is 1.9 months of supply.

For context:

A balanced market = 3–6 months of supply
HRM today = 1.9 months

That means if no new homes were listed, everything currently available would sell in under two months.

That’s not a buyer’s market.
That’s not a crash setup.
That’s structural scarcity.

Inventory is higher than pandemic lows — yes — but still well below balanced levels. And when supply stays tight, it creates a buffer against major price corrections.

💰 Average Home Price in Halifax – February 2026

The current average sale price for single-family homes in HRM is approximately: $623,000

January and February are historically cooling months. It’s seasonal. Every year we see:

Lower activity
Hesitation from buyers
Sellers waiting for spring

But when we look year-over-year, prices are still trending upward.

Historically, Halifax sees a 3%–5% price increase from winter into late spring and summer. Some projections are suggesting 6–7% this year depending on inventory trends.

The softness we’re seeing right now?
Seasonal — not structural.

📈 Sale-to-List Ratio: Sellers Still Holding Ground

The sale-to-list ratio in HRM is currently averaging 98.8%.

That tells us:

Sellers are achieving close to asking price
There is negotiation — but not desperation
We are not seeing widespread price reductions

The Halifax housing market in 2026 is competitive, but rational.

🔥 Four Drivers Behind Halifax’s Spring 2026 Outlook

1️⃣ Nova Scotia’s New 2% Down Payment Pilot

The province introduced a pilot program allowing qualifying first-time buyers (household income up to $200,000) to purchase homes under $570,000 with just 2% down and no mortgage insurance.

This lowers the barrier to entry.

Will it flood the market overnight? No. But increased entry-level demand creates upward pressure — and entry-level movement fuels the entire chain of move-up buyers.

2️⃣ The Affordability Gap Is Narrowing

The Bank of Canada is currently sitting at approximately 2.25%. When you compare rent versus mortgage payments in HRM right now, the gap has narrowed significantly.

Ownership is looking more attractive again — and when psychology shifts in real estate, markets move.

3️⃣ The Mortgage Renewal Wave

Many Halifax homeowners locked into historically low interest rates in 2021. Those five-year terms are now renewing.

Some fear this could create distress listings but here’s the reality, with only 1.9 months of supply, even if renewal pressure adds listings, the market has the demand capacity to absorb them. Also, I suspect that many of these listings will be recreational/investment properties. People who purchased investments and secondary properties when it made sense financially.

We are not sitting on surplus inventory.
We are operating from shortage.

4️⃣ Halifax’s Long-Term Supply Math

The HRM Municipal Housing Needs Report (2024–2027) outlines serious long-term supply challenges:

52,050 new housing units needed by 2027
77,100 by 2032
Existing shortage of 17,500 units
Projected shortage of 31,000 by 2027
35,000 by 2032

That’s structural underbuilding.

And structural shortages create long-term price support.

On paper, listings slightly outpaced firm sales. But once you include conditional sales — homes effectively sold pending financing or inspection — the real available inventory is much tighter.

The absorption rate remains strong. Homes are moving.

Here’s a simple rule of thumb in real estate: If inventory stays below 3 months of supply, prices historically trend upward. Halifax is sitting at 1.9 months. Broad market corrections require oversupply — and we simply don’t have it.

I truly love this area of Nova Scotia. I call it "The Gateway to the South Shore" A gateway to maritime heritage and the roadway to coastal living. But there is more than just seaside shanties and lobster fishermen in this beautiful little spot. The Aspotogan Peninsula, is home to some world class cycling, ocean faring adventure, hiking trails, unrivalled beaches and locally sourced, culinary delights. It is also, my home.

I moved to the Hubbards area permanently with my family in the spring of 2022. It was a dream for my family and I to make this move at some point. Before then, we had been spending our summers on Fox Point Lake since we arrived back home in 2012. It is also where my partner spent her childhood summers. She used to talk about and share stories of her childhood in Hubbards and on Fox Point Lake all the time before we made the move. She would say, "I can’t wait for you to see and experience the lake!" When I first visited upon our arrival back home, it did not disappoint and I instantly understood why she loved it so much.

When the opportunity came to make the move, we jumped at it. We sold our house in the city and bought our dream on the lake. Since that fateful day back in the winter of 2022, we have never looked back. I know, I’ve shared this story before but it is only to reiterate how it was all worth it. Hubbards was worth it; IS worth it.

Hubbards

Nestled at the top east corner of the picturesque Aspotogan Peninsula in Nova Scotia, Hubbards has seen many changes over the decades (centuries?) including but not limited to fishing, lobstering and logging. Today, Hubbards is a popular summer destination with cottages, inns, campgrounds, activities, beaches, restaurants and of course, it’s iconic Shore Club. Nova Scotia’s last great dance hall. Hubbards is an idyllic destination and a fantastic place to explore, reside and create unforgettable memories.

Hubbards boasts a captivating landscape with pristine beaches, rugged coastline, and lush forests. Crystal-clear waters, like Queensland Beach and Hubbards Beach, invite you to relax, swim, or partake in water sports. For nature enthusiasts, the Aspotogan Peninsula offers scenic hiking trails, such as the Rails-to-Trails system, where you can immerse yourself in breathtaking panoramic views of the Atlantic Ocean but, what truly sets Hubbards apart is its close-knit and welcoming community. Located at Hubbards Barn and held every Saturday during the summer and fall season, this market offers an opportunity to support your local artisans, farmers, and vendors while experiencing the local culture. Various community events, festivals, and concerts throughout the year ensure there's always something happening for residents and visitors alike.

Rosa Rugosa

Situated in the heart of Hubbards, Rosa Rugosa is a charming café and bakery that embodies the essence of local and seasonal cuisine. Indulge in their freshly baked goods, artisanal bread, and delectable pastries. The café also offers a cozy atmosphere where you can savor a cup of locally roasted coffee.

Hubbards Sailing Club

The Hubbards Sailing Club located just off the 329 as you come down from Hubbards, is an amazing, not-for-profit organization that has become a pillar in the community. Kids from all over attend sailing classes here every summer. Kids on summer break, local residents and visiting friends! Sailing programs are usually taught by students of the sailing program themselves. My kids have been experiencing sailing ever since we moved here and they love it. I keep telling them, "This is something that, as you get older an meet more people, most of your friends will have never experienced! So take advantage. Side note, they were racing boats on their own by the end of the first week.

Aspotogan Ridge Golf Course

The Aspotogan Ridge Golf Course is a beautiful, nine-hole executive golf course with luscious greens and rolling hills. Located just off of Hwy 329 a few short minutes from the centre of town. The Apsotogan Ridge Golf course is a great opportunity to spend a couple of hours outside taking in the sights and sounds of nature while whacking away at your little ball.

Black Harbour Distillers

For those who appreciate fine spirits, a visit to Black Harbour Distillers is a must. Specializing in small-batch, handcrafted spirits made with locally sourced ingredients. Sample their premium spirits, including their many flavoured vodkas such as Strawberry Shortcake, Moon Mist, Toasted Marshmallow and Blueberry. Fancy gin? They have you covered with their 329 Gin and let us not forget about the rum! Their 902 rum is the perfect "day-rum" as coined by a dear close friend. The distillery also offers a charming tasting room and an expansive, sunny patio where you can relax and enjoy the unique flavors of their creations. Visit Black Harbour Distillers when you are in town and take in some of the live music you can often find there on a sunny and warm weekend.

The Savary Plate and The Savary Pit

The Savary Plate is located in the old Hubbards mall, and they serve some of the most delicious breakfast I have ever had and their gourmet, home made chocolate chip cookies are the size of dinner plates and taste like melted gold, sprinkled with ferry dust. To. Die. For. And the Savary Pit, on-site at Black Harbour Distillers, offers up fresh takes on old BBQ classics! The Savary Plate has been a pillar in the community always hiring and working with its youth. They are also one of the few eatery’s to remain open during the winter months so if you ever find yourself in Hubbards during the cold winter months, order up one of their famous Dill Pickle pizzas and cozy up by the fire!

Tuna Blue

Tuna Blue captures a little bit of everything in Hubbards. From it’s perch up on the hill overlooking Hubbards Cove serving up some delicious pub fare to the beer garden down below serving crisp, cold local beverages on those warm summer days. You can arrive by bike, car, boat or paddleboard! Looking for a place to spend the night? The Tuna Blue Inn offers a selection of well appointed suites for you to catch some much needed rest.

Trellis Café

The Trellis Cafe is a culinary gem known for its innovative dishes and use of local ingredients. The café sources fresh produce from nearby farms, ensuring that each dish bursts with flavor and quality. With a menu that changes seasonally, you can experience a variety of culinary delights, from creative salads to mouthwatering seafood dishes.

The Rails-to-Trails system is a network of former railway lines that have been transformed into multi-use trails. These well-maintained and relatively flat trails provide an excellent opportunity for biking enthusiasts to enjoy the stunning natural beauty of the Aspotogan Peninsula. The trails wind through picturesque forests, charming communities, and offer breathtaking views of the coastline. These trails are used by cyclists, hikers and ATVs. Use caution when you are on the trails and respect other peoples use of the trail.

Castle Rock Trail

Located near the community of Hubbards, Castle Rock Trail offers an exhilarating experience for all who use it. This trail takes you through rugged terrain, dense forests, and provides stunning panoramic views from the summit of Castle Mountain over looking the ocean. It offers a thrilling and challenging experience, showcasing the natural beauty of the area and providing an unforgettable adventure. The trail ranges in difficulty from Easy – Moderate – Difficult. I took my 10- and 11-year-old who do not have a whole lot of experience in hiking and they did just fine.

But there is more!

Hubbards serves as an ideal base for exploring the wider region. Take a scenic drive along the iconic Lighthouse Route, visiting nearby attractions like Peggy's Cove, Lunenburg (a UNESCO World Heritage Site), and Mahone Bay. Unbeknownst to many outside the province, Nova Scotia is home to some world class beaches. It may not be the type of beach destination you are looking for in the cold months of winter (unless you like to ride the waves at Lawrencetown!) but during those loooong, hot summer days in July and August, our beaches with crystal clear waters and sandy bottoms are a hot destination! No pun intended. And the best part?! Hubbards is in close proximity to three of the most stunning beaches! Each one offering its own unique charm and natural beauty.

Queensland Beach

This picturesque beach is known for its pristine sandy shoreline and crystal-clear waters. It's an ideal spot for beachcombing, sunbathing, and swimming. But this is a VERY popular destination for city dwellers who are looking to spend the day lounging and frolicking as it is not too far from the city. So get there early and make a day of it!

Bayswater Beach

Bayswater is located right at the most southern tip of the Aspotogan Peninsula. It is an expansive sandy beach offering breathtaking views of Mahone Bay. Bayswater Beach is known for its soft white sand, gentle waves. The water is a little bit cooler as it is exposed to open North Atlantic but it is shallow and a hot day, it’s a great place to cool off. Bayswater is sometimes overlooked because of it’s location and so tends to be a little less busy then Queensland. The beach is perfect for picnicking, beach volleyball, or simply relaxing while enjoying the panoramic vistas of the bay.

Hubbards Beach

Located right in the heart of Hubbards, Hubbards Beach offers a convenient and accessible coastal escape. This family-friendly beach is great for swimming, building sandcastles, and enjoying a day in the sun. With its close proximity to amenities and Hubbards' vibrant community, it's a popular spot for both locals and visitors.

In Nova Scotia, easements and rights of way are quite common, especially the further away from Halifax you get. Many properties are land locked and are only accessible by a right of way via an easement over another property. While I can provide you with a general understanding of these concepts, it's important to note that specific laws and regulations may vary, and it's always advisable to consult with a qualified legal professional for accurate and up-to-date information.

What is an Easement?

An easement is a legal concept that grants certain rights to individuals or entities over another person's land. It is the right to use the property of another for a defined purpose while leaving the actual ownership of the property unchanged. It is important to note that a "Right of Way" is a type of easement. All "Right of Ways" are easements but not all easements are "Right of Ways"

What is a Right of Way?

So, what is a Right of Way? A "Right of Way" allows someone to cross or travel over a parcel of land that is not owned by them to access another property. For example, I own a house that is next to a lake but with no direct water frontage. However I can still access the lake over my neighbour's property with the use of a Right of Way over their land to access the lake. Another very common example of a "Right of Way": if a landlocked property does not have direct access to a public road, the owner of that property may have a right of way over a neighboring property to reach the road.

Rights of way can be established in various ways. They may be created through a written agreement between the parties involved, such as a contract or a deed. Sometimes, they are designated by law to ensure essential access or public use. The specific terms and conditions of a right of way, including its purpose, limitations, and any necessary maintenance responsibilities, are typically defined in a legal document or agreement. What's important to remember here is that details matter in your defined use and if you have been approached or want to approach a property owner about a "Right of Way" it is always advisable that you speak with your lawyer and have them review before anything is agreed upon. The creation, modification, or termination of easements and rights of will involve various legal requirements and procedures.

Vice versa, owners of the land that the easement exists on should not unreasonably impede or interfere with access to the "Right of Way"

Utility, drainage and conservation easements

While drainage easements allow surface water to flow across a property, preventing flooding or water damage and conservation easements are used to protect environmentally significant areas or historic properties. However, even in such cases, there are often restrictions and limitations on the type, size, and placement of the structures to ensure they do not unreasonably interfere with the rights of the property owner.

Common restrictions or limitations on the construction of structures on easements or rights of way can vary depending on the specific terms and conditions outlined in the legal document or agreement establishing the easement or right of way. However, contrary to popular belief, this period, spanning from December to March, can be an opportune time for sellers to list their homes. One of the most significant benefits of listing your house during the winter months is the reduced competition. Every year, we see a downward trend in inventory from November through December and into January and February. That's a significant amount of time that you could be leveraging to maximize the value of your home. Why not take advantage of this? With fewer homes on the market, your property is more likely to stand out and capture the attention of serious buyers. That's where I come in. The winter season tends to attract serious buyers. The reasons are manifold—unfavorable weather conditions, shorter days, and the overall hustle and bustle of the holiday season make house hunting a committed endeavor. I've sold many houses during many different times throughout the year but one of my most memorable was during the first snowstorm of the season a couple of years back and that storm was a doozy! While many agents did reschedule their showing appointments for the next day, there were some buyers who couldn't make the adjustment and kept their appointment on the day of the storm. This is the kind of dedicated buyer you want at your door. Having also been on the other side of that transaction with many buyer clients, I can say first hand that we aren't coming out in bad weather, cold days and dark nights to brave un-shoveled pathways and terrible driving conditions because we like the winter months. Sellers, you're often more motivated during this time period too, presenting an opportunity for quicker and smoother negotiations. This kind of weather tends to eliminate more tire-kickers in the market, were both parties are more likely to engage in meaningful and decisive transactions.

I always tell my seller clients, "when a buyer walks into your home, they want to feel at home, just not your home". Selling a home is an emotional journey for both the buyer and the seller and the holiday season, with its festive decor and cozy atmosphere, provides an excellent backdrop to showcase your home.
